Balroy Hall Development combines premium amenities with an unbeatable location in the leafy surrounds of Castleknock. These thoughtfully designed A-rated energy efficient apartments were developed by Glenveagh Homes and offer spacious balconies, large onsite playground, and ample parking among other features.

Basement Waterproofing

SURFASOLOGY’s task consisted of waterproofing and protection of below ground reinforced concrete base slab, retaining walls and lift pits.

The preferred option was to install DualProof T Membrane a pre-applied composite waterproofing and gas protection membrane under the base slab and for waterproofing the lift pits. The DualProof T Membrane forms a permanent mechanical bond with the fresh concrete preventing the tracking of water between the waterproofing membrane and the concrete. The overlaps were heat welded, which provided extra security. Attention was paid to the detailing of critical points, such as piles, pipe penetrations, corners, etc.

Retaining walls were waterproofed using Maxseal Flex System – cementitious flexible waterproof coating. The DualProof T Membrane and the Maxseal Flex System were overlapped to provide continuous protection ensure between the base slab and the retaining walls.

CEMflex VB Plate Waterstop, a galvanised steel plate encapsulated in a patented coating was used to detail the  non-movement construction joints.

Podium Deck Waterproofing

The podium deck was designed to accommodate planted areas and children’s playground.

Because of the various wearing surfaces and finishes to be installed on the reinforced concrete, i.e. walkways. planter areas, fire tender access etc. products from the SURFASOLOGY Cementitious Range were used to provide full waterproofing and protection to the reinforced concrete.

Detailing of all critical points, such as drainage outlets, upstands, junctions, construction joints and movement joints were completed using compatible from the SURFASOLOGY range.  Maxseal Flex, our flexible cementitious coating, was used to provide full waterproofing and protection of the reinforced concrete deck. A layer of Drizoro Mesh was embedded in the first coat to enhance flexibility and to provide a root resistant feature.

A layer of wearing fleece, drainage board (as appropriate to the requirement of the areas) and a filter fleece were installed over the cured Maxseal Flex System. This enabled the podium deck to receive the final finish creating a functional area for the residents.
